The two storey facility consisted of a swim school and childcare tenancy on the ground floor, with a 1,500sqm speculative bulky retail space on the upper level. The structure included full height concrete panels, a one way band beam suspended slab system spanning up to 9 metres over the pool below with steel rafters and a central transfer beam system supporting the roof above. The building was supported by pile caps and timber piles.
